Activus Home Loans – Deceptive Mail and Dirty Practices

Activus Home Loans is an infamous mortgage lender based in California. The lender has tons of negative reviews online for leaving its customers stranded, delaying processes, and sending deceptive mailers to consumers.

In the following points, I have highlighted how this company is trying to scam people into getting poor loans from them:

About Activus Home Loans: At Least What They Claim To Be

Activus Home Loans is a mortgage lender located in Irvine, California. Its address is 4 Park Plaza #790, Irvine, CA 92614, US and its contact number is 888-784-2511. Their opening hours are 9 AM to 7 PM on weekdays and 10 AM to 2 PM on Saturdays.

This company claims to offer tailored mortgage solutions with reliability and speed. However, the company has too many negative reviews and complaints that say otherwise.

Also, the company’s website has a huge red flag. The ‘About Us’ section of their website doesn’t share any information about the company’s leadership or the team running this firm. It has a few paragraphs that have nothing but filler content.

This means if you’re going to do business with them, you wouldn’t know anything about the background of its leaders and there’s no way to determine whether they are reliable or not.

It’s quite a common tactic among shady businesses to hide information about their leadership, particularly in the finance industry. Their terrible business practices have deprived them of getting the Activus Home Loans BBB accreditation.

The Loan and Costs You will Get will Not be What You Were Told You would Get

Activus Home Loans review

The reviewer says that Brian answers your call and sounds like your friend. He tells you about the low costs and the wonderful loans he will get for you but this is the last you’ll hear about the attractive loan program.

The reviewer adds that they don’t know if this company doesn’t know what they are doing or if they are simply trying to take advantage of consumers. That’s because the loan Activus finally offered them was worse by far than anything they already had. Moreover, it took Activus Home Loans 3 months to give them the offer.

The reviewer questions why they would get refi to get a higher rate and payment with $13,000 in costs being charged. They share that they were very frustrated with this loan offer and declined the offer. The reviewer ends their complaint by saying “Shame on you people”.

What is SEC?

The Securities and Exchange Commission (SEC) in the United States is a federal government regulatory agency that works independently. Its main responsibility is to safeguard investors, ensure the securities markets operate in a fair and orderly manner, and facilitate capital formation

So, you can understand just how mischievous this company is. Moreover, it is not the only complaint

Long Delays, Rate Lock Expiration and Charges, Took No Responsibility

Activus Home Loans review

Susan shares that Activus Home Loans is horrible at appraisals. Apparently, the company gave them long delays and didn’t communicate properly with the appraiser or broker.

The company’s horrible communication caused a rate lock expiration and charge. Also, there were too many duplicate or updated documents during the signing process. The company’s horrible coordination and communication also caused Susan a lot of stress during the final signing and cash back.

What’s worse is that the company didn’t take responsibility for the rate lock expiration and charges. They had delayed the appraisal by 2 weeks. Still, Susan had to pay for it even though she had no part in the delays.

The poor communication of this company caused confusion to both the consumer and the notary.

Terrible Service, Loan Officer Only Talks Until They Get the Commission

Activus Home Loans review

Kim shares that Activus Home Loans has horrible customer service. They promised to help them with setting up payments but it turned out to be a lie.

Once the loan officer had made the sale, she stopped communicating with the reviewer. They were pretty much on their own for the payments. The reviewer also adds that the loan officer doesn’t know how to do simple math because the payment she had quoted was $300 lower than what the reviewer ended up paying.

Also, the company stopped answering their calls. The reviewer suspects it’s because the loan officer got her commission and doesn’t care about what happens to the client.

Activus Home Loans Sends Deceptive Mail to Consumers

Activus Home Loans review

This reviewer shares that they would never do business with a company that sends out deceptive mailers. Their letter didn’t even mention the company’s name on the envelope. The letter will make you think that you received an official notice from your current lender with instructions that it’s important to call within 3 days of receipt of notice and use a special pin.

They highlight that it’s completely unethical and should be illegal.

Various Red Flags Present in the Letters They Send Out

Activus Home Loans review

This reviewer has highlighted the deceptive marketing practices this company indulges in. Many Activus Home Loans reviews agree with this user.

The reviewer was receiving letters from the mortgage lender to get their mortgage refinanced. However, they noticed that the letters had multiple scummy details meant to deceive users.

The first red flag was that the letter never mentioned that the offer is optional. Then, Activus Home Loans doesn’t make its name or mention easily visible. They make it seem as if you received a notification from your current lender by hiding their name in the footnote.

The company tried to push them a 5/1 ARM at a marginally lower rate to replace a 30-year fix and didn’t highlight the loan’s nature anywhere except the footnote. They also didn’t highlight the fact that the reviewer’s loan will get extended to another 30-years by refinancing with them.

Moreover, the letter had a lot of predatory language such as, “Please Complete: Step 1…” or “Please Complete Before {Specific Date}”.

Wasted Four Months Only To Deny The Loan (Elite Reviewer)

Activus Home Loans review

Natalia is an elite reviewer on Yelp. She also had a terrible experience with Activus Home Loans. She says that the company was the biggest waste of her time. They gave her an approval in July and made her send the same documents over multiple times.

Natalia had pointed out that one creditor was ruining her credit so she needed a consolidation. Moreover, 3 people were handling her account but she never received a clear and definitive answer on the terms. Then, the company told her that they will close by the end of the month so she wouldn’t have to pay in October.

However, they didn’t close by October and it was a reason why she was denied.

She ends her review by suggesting other consumers to go elsewhere.

Activus Home Loans Review: Conclusion

Certainly, Activus Home Loans isn’t an ethical company. The company mistreats its employees, instructs them to lie to clients, and uses manipulative tactics to gain new customers.

It doesn’t care about you, only about your money. Avoid this firm and find a better lender, there are plenty in California.

  1. I will suggest you search for a better investment firm rather than Activus they aren’t reliable for investing I will suggest you take a loan from some other firm and be sure for making any sort of deal from Activus, they aren’t reliable, and are always there to scam you with their nefarious schemes, it is very much important for any person to keep the previous information of any of the firm for being on the safe side before seeking any form of help. These loan providers have crossed all the limits of fraud, their main motto is to provide your clients with fraud and then get their contact numbers and then send misleading messages for promoting their nefarious schemes. So I will ensure not to invest in this fraudster Activus, their previous records for providing loan isn’t good, so make sure you’re at the perfect and trustworthy place for seeking help, nowadays you can’t trust any of these firms, so make sure you won’t get any form of fraud, in the name of loan they are providing nothing. The biggest problem with this firm is that their agents will disturb you once they are with your contact number or mail, so avoid sharing any form of detail with Acrivus and avoid investing with them, I have found that they aren’t reliable for taking any type of loan so search for any other company, avoiding Activus would be the best option, so make sure you aren’t in the wrong circle.

  2. I would never recommend anyone for investing with this company as they are not reliable for taking any sort of help from this company they are facing several lawsuits regarding their fraud and have published their fake schemes to scam numerous investors. It is the responsibility of every investor to make sure he is depositing or taking money from the right source otherwise chances of getting defrauded will be higher, we have come to such an extent where the dealers aren’t afraid of committing fraud so ensure you aren’t jumping with closed eyes into some nefarious scheme. Nowadays scams for providing loans at lower rates and attracting clients is their main business, so beware of such scams companies like Activus Home Loans are promoting their nefarious schemes after calling their users unnecessarily and mailing them, the authorities should restrict these companies from doing so. Otherwise, the users will get irritated after these fraudsters, so make sure you are with the right company and invest with a trustworthy company for a better future and returns. The only way for being safe from these scammers is to maintain a distance from them, so avoid dealing with Activus Home Loans, they aren’t reliable for investing so we need to expose these misleading firms otherwise investors will keep getting fooled and will invest with them. It was my mistake in dealing with Activus they provided us nothing and wasted our time and energy, not a reliable firm search for some other firm rather than this misleading firm.
